With the recent investigations into the ‘quick sale’ industry in the UK by the OFT (office of fair trading), it has come to the attention of many homeowners that a number of companies claiming to be ‘cash buyers’ on the internet, are actually frauds.

The majority of companies on the first pages of the search engines with claims like ‘we buy any house’ or ‘sell your house in 7 days’ are actually coming from no more than estate agents – trying every way possible to sign homeowners up into long contracts.

For consumers looking for a genuine quick cash sale and trying to find house buyers that pay cash, this is misleading and very annoying. Most homeowners who approach cash buyers are only doing so because their estate agent has failed to find a buyer. These false companies on the internet are unable to help them.

There are several signs you can watch for to find out if a cash buyer is genuine:-

1. Can they provide proof of funds? If a company is promising to buy your house for cash, and claims they can buy in as little as 7 days etc., then they should have no problem in showing you a bank statement with enough funds in to be able to purchase your property.

2. Do they want you to sign a contract longer than a week? If the company you are dealing with are genuine cash buyers and not estate agents, they won’t need you to sign any lengthy contracts. Why would they need to make you sign up for 6 months, when they can apparently buy in 7 days?

3. Do they need to visit and take photos? A genuine cash buying company shouldn’t even need to see your property in order to buy it. As soon as you agree to an indicative cash offer, they will send a surveyor round to your property to get an accurate valuation.

If you keep an eye out for these common tell-tale signs, you should be able to weed out the rogue estate agents and find a genuine cash buying service. There are only 3-4 genuine companies in the UK with the ability to buy any house for cash, and with a bit of due-diligence you should be able to find them and compare offers.

As a general rule you can expect to receive an offer of around 20% below your properties market value. This is what you should be looking for from a cash buying service, and should avoid any companies that claim to be able to pay you 100% market value for your home.

The longer they hold out, and the higher the price they get, the more commission that they make. After all, they are a business and all businesses are there to make a profit.

Zoopla is another great free tool for homeowners. It works very similarly to NetHousePrices, but it has the additional benefits of colour-coded Google maps highlighting streets that acheive the highest sale prices, visit Zoopla.


At Ourproperty you have to register to get access to the property information. It is based on data provided by homeowners, who provide details about their properties online.


Land Registry

The Land Register is an official UK site, and collects data on real sales in the UK. With the information provided your can check out the House Price Index, which gives a break down into sales in areas, regions and different property types. The only issue with this information is it takes on average 3 months for a property sale details to go onto it.

Registers of Scotland

Registers of Scotland is very similar to Land Registery, but as the name suggests is for Scotland sales only. As with the Land Registry, there is a 3 month wait for data.

Halifax house prices

Halifax bank independently collect statistics on the housing market, including reginal house sales and prices acheived. The only issue with this service is that it is based on mortgage approvals, not all will be actual house sales.


Similarly to Halifax, Nationwide collect similar information on house sales. You can download reports and further information from the Nationwide website.
